A home is usually a person's largest financial investment and to protect it, it is critical that you do get a title policy with title insurance when closing on property you are purchasing.. This is typically paid for by the Seller. and is prepared by the title company with whom you are closing your purchase.

Title insurance protects the buyer against any fraud in the chain of title. Any recorded liens are usually covered in a policy of title insurance so title companies are careful when researching a property before it issues a title policy to make sure that any claims that have been recorded are brought to light.

A quit claim deed or simple paper work by a lawyer may save the seller money but it differs from having title insurance and should not substitute for a title policy when purchasing  property.
